Jeff was the President of the Realtors in 1996 and guided the Realtor Association through many growth periods. He was an integral part of the Tenant-Landlord negotiations with the city of Fort Wayne and Neighborhood Code Enforcement.</p>
<p>Jeff was Realtor of the Year in 1997 and achieved many other awards in his 25 year career. He started managing his own properties in ‘90 and expanded that to other owners in 1993. He managed 85 houses at any given time and had a total of 140 homes under his property management company. He has helped approximately 60 different owners and has had about 350 tenants. In his last 7 years as a property manager, he billed 2.7 million in total rents and collected 2.7.  He also had a 99.46% occupancy rate and an average rent of $787. He sold his property management business in 2009. He will discuss some of the tactics, tips and principles that led to his success.</p>
<p>Jeff has written the landlord training guide “<strong>Renting Smarter; the Path to Peaceful, Profitable, Property Management.”</strong> The city of Fort Wayne has purchased it and Jeff will start training local Landlords in mid 2013.</p>

<p>This applies to a huge portion of the population.  If you think about a typical bell curve, the left side are qualified buyers now, the right side are long-term renters, and the middle are people who have good income  and want to be homeowners, but can’t get qualified for a loan now.</p>

<p>Any market and any price range home will work, but here are some general situations that work best:</p>

<li>Homeowner neighborhoods, not rent-only areas;</li>

<p>During his college years, Charlie worked as a doorman at a luxury apartment building in Boston. While opening the door to all the rich, old ladies, he would watch the building owner pull up in his white, Rolls Royce Corniche convertible on the first of the month and walk into the office. Eight hours later, the owner would re-appear, walk through the lobby, get back into his car and drive away, not to be seen again for another thirty days.</p>
<p>Charlie knew that working one day a month as the owner of a multifamily property was something that he could do. And probably do really well. Unfortunately, back then, there was no one that was teaching the ins-and-outs of apartment investing.</p>
